GALENA COUNTRY ESTATES HOMEOWNERS MEETING

Nov 27, 2012

1. Roll Call: Present were Sam Macias, Don Verhoef, Judy Baatrup, Kate Cardinalli   Eddie Lorton  and Treasurer, Julie Freemyer
2. Treasurer’s Report:  Account balance: $14,226 – Reserve balance: $18,915. Total A/R: $7,250   Reminder:  Past due accounts of 2 billing periods are subject to lien.  All liens filed will be verified against balance due just prior to filing.  Administrative Fee of $50 will be assessed at time of filing.
3. CC&R Violations:

a. Notice of intent to lien to be sent to homeowner for violation of CC&R’s.

b. Various discussion on violation notices sent and further action to be taken.

1. Old Business:
   1. Speed Humps – no further discussion at this time.
   2.  Review of Homeowners newsletter for inclusion in December statement mailing
   3. New Business:
      1. Jim Bower from Kelly -Moore paints presented options for graffiti remover coatings.  Jim will write specs and will get the bids. Board will take proposal under advisement.  All in agreement to get bids.
      2. Discussed proposal from Signature Landscapes for clearing easements belonging to homeowners and the easement along Mt Rose Hwy belonging to the HOA.  Don will pursue getting additional bids and will discuss further at next meeting.
      3. Don to request proposal from Signature Landscapes for the clearing of easements on property owned by the HOA.  Sagebrush, cheat grass and trash to be cleared along Mt Rose Hwy and easements within our development to reduce fire danger.
