GALENA COUNTRY ESTATES HOMEOWNERS MEETING

November 21, 2013

1. Roll Call: Present were Sam Macias, Don Verhoef, Judy Baatrup, Eddie Lorton,  Robin Orr,   Treasurer, Julie Freemyer
2. Treasurer’s Report:    Account balance: $18,079 – Reserve balance: $21,220 Total A/R:  $7,683   Reminder:  Past due accounts of 2 billing periods are subject to lien.  All liens filed will be verified against balance due just prior to filing.  Administrative Fee of $50 will be assessed at time of filing.
3. CC&R Violations:
   1. Various discussion on violation notices that will be sent.  Biggest number of violations being Weeds and Trailers/ Campers.
   2. Old Business:
      1. Galena Country Estates Website.

Request that the website admin be punctual about updating the website  (ie: garage sale)  All correspondence should go through the message board, would rather that homeowners not contact the board directly.  (Take down the info@… And use message board instead.)

1.  Discussed the Reserve Study and will request that consultant attend our January meeting to explain and discuss before approval.
2. Payment received from Monte Rosa for bi-annual fee for agreed park maintenance fee from bylaws established by county commissioners.
3.  New Business:
   1. Reviewed Budget vs Actual line by line to better understand expenditures.
   2. Lighting Contest – discussion on lighting contest

Winners are posted in January minutes and on the website.

Open for volunteers for any homeowners that might want to judge.
