BOARD OF DIRECTORS

GALENA COUNTRY ESTATES HOMEOWNERS MEETING

JULY 27, 2011

1. Roll Call: Present were Sam Macias, Judy Baatrup, Kate Cardinalli, Eddie Lorton and Treasurer, Julie Freemyer.  Absent:  Don Verhoef
2. Treasurer’s Report:  Account balance: $21,634.50 – Reserve balance: $14,337.50.  Accounts Receivable: 11,338.88. Past due accounts of 2 billing periods are subject to lien.
3. CC&R Violations: Motion made by Eddie Lorton to not include names and addresses of CC&R Violations in the agenda and meeting meetings.  Kate Cardinalli seconded the motion – Motion Passed.
4. Update on White’s Creek Park:  Will install the Mutt Mitt dispenser and bags at park.  $250 for install and $100 annual maintenance.  Further discussion on Pavers or Concrete path from entrance to playground tabled until next meeting.
5. Update on Berm: Tabled until next meeting.
6. Request from Suzzane Martens to build Fence:  submit request to county for approval of 6 ft. fence and submit request to architectural committee.
7. New Business:

–         Discussion regarding funds in treasury, the contingency fund will be increased from $1000 to $3000.  Julie Freemyer to contact the HOA auditors to confirm fees for audit.  This is paid out of contingency fund.

–         Motion made by Judy Baatrup to adjust balance due to remove interest fees from outstanding balance due amounts of $180 and less. Eddie Lorton seconded the motion and the motion passed.  Julie Freemyer will adjust amount due on accounts $180 and less.  5% semi-annual interest is due per billing cycle on full amount due after amount due of $180 is outstanding.  (These accounts are subject to lien.)

–         HOA will reassess contract with Signature Landscape for work done each month.

–         Kate Cardinalli made motion to approve payment of $75 for Treasurer Member of the board to attend Fiscal Class Ombudsmen Training.  Sam Macias seconded the motion.  Motion passed.
