GALENA COUNTRY ESTATES HOMEOWNERS MEETING

December 15, 2015

1. Roll Call: Present were Sam Macias, Eddie Lorton, Paul McCain, Warren Perry and John Lusac

1. 2.  No Homeowner appeared before the board

3. Treasurer’s Report: Reviewed and agreed on, current account balances –

a. Current Accounts Receivable  $1,977.00

b. Past Due Accounts Receivable $ 4,388.17

c. Reserve Account balance      $12,825.23

d. Checking Account balance    $24,346.83

4. CC&R Violations: Discussion about about which homeowners we will take to small claims court, 3 were agreed on. New inspection schedule; warren – January, Paul – February.  In March we will go back to 2 weeks starting with Sam and then Eddie for March inspections.

5. Sagebrush and weed cleaning of Upper Berm: Two letters sent out, more investigation of county fire regulations

6. Holiday Decoration Contest:  It was agreed to hold the contest again this year with Eddie and Paul to be the judges and judging will be on the 22nd of December.  The prize money was agreed on and that awards will be for 1st, 2nd and 3rd places.

7. Updating the website:  Agreed that past month’s minutes will be posted along with other announcements, Warren to handle this.

8. New Business: Annual meeting – for board elections to held at the Southwest Library on either Tuesday the 15th of March or the 8th depending on availability of location.  Undulations – Eddie will find out from the county what process is needed to check more into this. New sign on Snowmass Drive – as you enter the community – John will check into pricing and style.
